    The creek that flows year round not just when it rains, only has about 1 inch of fall per hundred feet. I only have access to about 180 feet of it and to make matters worse it's 24 feet wide where it joins my land.

    First I'd pay off my one debt, the mortgage. Next new to me used tractor and more pull type equipment. A mile of fence and a new house build, that way my kids have something worthwhile when I pass.

    All my internet is through my Verizon phone hotspot to my laptop. You will need to turn the Wi-Fi off since hotspot and Wi-Fi can't be on at the same time, or mine can't anyway. You may need a different plan to use your phone for hotspot or may have limited hot spot usage on your plan now...

    So my system is kind of the flip side of yours with maybe $8-10k invested and it also runs my small house. Only 2 miles from power lines but the right of way to get power in here was obscene, not that I ever intended to but the ex wanted to know.

    I paid less than scrap price at $500 for a 1971 Cat D4d that I was able to get running and drive 2 miles down a dirt road home in a few hours. While not free it was still my best value for junk ever gotten.
