How does one place a value on a cabin that is going to be moved off our property.

I have a person interested in buying our guest cabin. I told I'd be interested in selling it, but he would have to pay for the movers. The problem is, I have no idea what I should ask as a selling price. What would you ask?

Here are the specifics:
  • One room cabin built in 1996
  • No plumbing, not wired for electricity
  • 16' x 24' floor area and
  • 6'x 16' roofed cedar porch
  • 24" eaves
  • Cedar siding outside
  • T&G pine paneling inside
  • Fully insulated floor (12"), walls (4"), and ceiling (12")
  • 11 windows (Marvin double pane wood frame and aluminum clad)
  • Lopi woodburning stove

If you know a local contractor, call and ask for a bid of said dims and features. It would give you a current and local ballpark at least.
 
I would think that you would have to price it at about 75 percent of the cost of building a new one, including the cost of the move.
 
I did not put the cabin up for sale. I had no real intention of selling it. However, a neighbor recently bought a fishing boat from me. When he was here to get the boat, he started eyeing the cabin and asked questions about it. I told him that it doesn;t get used much anymore. When he heard that, he asked me if I would consider selling it to him. "Maybe?" He asked how much I would want for the cabin. "I dunno." He said that he would be responsible for hiring a mover to move it the mile or so from me to him.
how would they move it? Cut it in half?
It's worth a lot but pricey to move.

I've seen a lot wider homes moved down the road, usually at night when there isn't much traffic. In my situation, the move would be down two county blacktop roads for a mile or two. Just google 'house moving' and you'll see some giants being moved.
